Dream Home Construction in Bangkok Hits a Roadblock

Mr. B, shortly after getting married and welcoming his first child, envisioned building a new home for his family in the heart of Bangkok. To realize this dream, he decided to purchase over 200 sq m of vacant land in the Borommaratchachonnani area, Taling Chan. With a construction budget of 10 million baht, he intended to mortgage the land from the bank and utilize the funds to build the house. However, his plans hit a roadblock when the bank refused to grant the loan due to the land being categorized as “blind.” This was attributed to the fact that the road in front of the land was still owned by the dissolved housing project’s owner.
To address this issue, the company needed to be revived to enable the dedication of the road land for public use. Mr. B’s team initiated the following steps:
- Requesting the court to order the registrar to reinstate the company’s status as a limited company.
- Submitting a request to the Land Office to mandate the company to dedicate the land for public use.
- Coordinating with the district office to facilitate the reception of the plot of land, recognizing its public benefit.
These actions necessitated engagement with all three agencies. Once completed, Mr. B could proceed with fulfilling his aspiration of constructing a home for his family, as the road and alley in front of his land would be designated as public thoroughfares.
